The Metrics Mismatch

Why two industries measuring the same building can reach opposite conclusions — and what it takes to reconcile them.

 

Evaluators appear to be measuring the same phenomena while tracking fundamentally different metrics.

Agriculture measures performance in kilograms of CO₂ equivalent per kilogram of crop harvested. Conversely, the building sector measures performance via Energy Use Intensity (EUI), Water Use Intensity (WUI), and Greenhouse Gas Intensity (GHGI) per unit of floor area. Neither industry's foundational metric translates cleanly into the others.


The Tension

The report identifies this fundamental mismatch as a root cause of BIA's evaluation problem and the driver behind the contested emissions findings. Lacking a standardized life-cycle assessment (LCA) methodology spanning both sectors, comparative studies yield inconsistent and often directly contradictory results—evaluators appear to be measuring the same phenomena while tracking fundamentally different metrics. Furthermore, agriculture and construction operate on completely divergent lifecycle phases. Urban agriculture evaluates pre-farm, on-farm, and post-farm impacts; construction evaluates material extraction, transportation, on-site assembly, and end-of-life. This structural divergence makes clean, one-to-one comparisons exceedingly difficult before the data is even collected.

The Solution

This structural gap is precisely what the report's carbon-centric evaluation framework is designed to resolve. By adopting carbon as a universal, shared unit, the framework utilizes one of the few metrics capable of translating meaningfully across both agricultural yield and architectural performance.
